KoalaData offers a suite of features to help you pick up signals about properties across Australia.

Price listing history

KoalaData records daily snapshots of listings up for sale and for rent and presents the history chronologically.

It looks at price changes, as well as events that are part of a listing's life cycle, such as auction dates.

When you click on "View full listing history", you reveal the timeline of the listing.

You can use this feature to check:

  • How long a listing has been on the market
  • If the seller has reduced their price expectations and the period over which this has occurred
  • If it was passed in at an auction or if the auction has been rescheduled

Median rent and gross rental yield

The median rent gives you a read on your favorite suburb.

For renters, it means that you can understand the price difference between a listing and the market at the moment.

For buyers, it surfaces the gross rental yield for similar properties in the same suburb. No more switching between multiple tabs and your calculator to figure it out.

Comments

You can leave comments on any listing to help the community.

Comments are meant to add information not provided on the listing. Typical information provided includes but is not limited to:

  • Auction/private sale results (feel free to include details about what happened at the auction)
  • Price guides
  • Inspection notes
  • Any details relevant to future buyers or renters

Comments are moderated and usually published within 48 hours.

Search price range

KoalaData saves the search price ranges of people using the app.

This is useful when a seller hasn't disclosed a price guide. It can also reveal when a seller is willing to display his property outside of the set price guide.

It becomes more accurate as more people are searching for properties with a price range (more details in the FAQ).

Price extraction from the Statement of Information (mainly Victoria)

When searching for a property, it's frustrating to see "Price upon application"/"Contact agent".

In Victoria, to prevent underquoting, agents have to provide a statement of information.

The SOI can be hard to locate on real estate websites so we're analysing it for you! Using our Optical Character Recognition technology, we replace the title of the listing when it does not contain a price - this improves clarity and insight for the user.
